All residential property in England & Wales are required to have an Energy Performance Certificate (EPC) in place before it can be 'marketed' for sale or for rental purposes.
IT IS NOW ILLEGAL TO COMMENCE MARKETING YOUR PROPERTY
BEFORE YOU HAVE AN ECP!
An EPC gives prospective buyers or tenants, information on the energy efficiency & carbon emissions of a building. It shows the current running costs for heating, hot water, & lighting for the property & its environmental impact. It will also provide a list of energy saving improvements. Once an EPC has been obtained it will be valid for 10 years. Failure to provide one could result in a fine.
